These answers reflect the service structure and scope described for D R Realities' absentee property management service.
Who is the service designed for?
Vacant-property owners, Sri Lankans living overseas, owners living in another city, landlords, property investors and owners who cannot regularly supervise their property.
What areas do you currently cover?
Our initial coverage includes Colombo 03, Colombo 04, Colombo 06, Dehiwala, Mount Lavinia and Ratmalana.
Can you manage a vacant property?
Yes. Property Watch is specifically recommended for otherwise vacant properties.
Can you arrange repairs and contractors?
Yes, maintenance and contractor coordination are included according to the selected package. Owner approval applies where required by the agreed scope.
Can you hold my keys?
Key custody is included in Property Watch and can be arranged subject to the agreed key-management procedure.
Do I receive photographs and reports?
Property Watch includes photographs of key areas and a digital inspection report. Higher packages provide additional reporting and owner statements as specified.
Do you provide rental management?
Property Management Plus includes tenant coordination and rent collection administration. Where full rental management is required, an additional 8% of monthly rent collected applies, subject to the stated minimum fee.
Are structural or engineering inspections included?
No. Routine inspections identify visible conditions and potential maintenance issues. Specialist technical inspections can be separately commissioned.
What happens in an emergency?
Significant or urgent issues can be notified to the owner and coordinated according to the agreed emergency and approval arrangements. Emergency call-outs are charged separately where applicable.
Can the service be tailored?
Yes. Additional services such as deep cleaning, gardening, pest control, AC servicing, renovation coordination, valuation, legal/notarial and insurance coordination can be arranged on request.
